Hi, how easy or difficult will it be to buy a home with 4 or more acres in hopes to some day sell some of the land? Is this a good investment? We found a home we loved on 5.8 acres. Besides alot of trees in the back, its a great house. We were told we may only be allowed to clear away an acre and i still dont know about the subdivision in the future? Can a county prevent you from doing this? And if so, where do you suggest we do research to find out lots that are subdividable, because the realtors dont seem to know. Thank you

I agree with Home Guru about checking with local planning and zoning departments (in Maryland it will be the County or City you are in).
You could also hire a local surveyor to do a "Feasibility Study", they will plot the parcel or lot, research the zoning regulations and tell you what options you might have for subdivision.
I am not a lawyer, I have been in surveying for 15 years (in Maryland).
