i have changed my mind


What is the name of your state? Virginia, On June 2, 2004 I signed a contract with a realtor to purchase the doublewide I am currently renting. I have decided against buying the property but the realtor says that I have no choice she will take me to court and I will have to pay 73,500 dollars. I ask her the procedure to be release from the contract and she refused to tell me. Please help ME, what is the procedure to be released, no money has exchanged hands.

**A: is this Realtor also the Seller? If not, talk to her princial broker and have the broker explain the contract to you including the Seller remedies in the event of Buyer default.

The seller is the people we are currently renting from. I had talked to the owner of the Realtor company yesterday and she said she could not tell me anything it was up to the realtor handling the papers, the realtor I am dealing with will not tell me anything besides I am going through with the contract. The seller and the realtor were told the offer was if the insurance check expected came and was the amount needed to pay cash, which is was not, but dumb me i did not get this in writing, we have not had any papers to the lawyer , just i stopped by and she said it was to cover her because the seller did not want to pay her commission he wanted out of the contract, they settled this and he stayed in the contract with her.

Huh?

Do you or do you not have a written, accepted offer to purchase? If so, are there any written conditions under which you are are NOT obligated to buy, such as not being able to get financing, or not passing an inspection? I have no idea what insurance check you are talking about.

So HAS your realtor sat down and reviewed the offer, item by item? If not tell her you want her to do so.

You may need to have an attorney review the offer and see what options exist.
