Hello, I bought a home with my va loan in Virginia and there were issues with the house that were not disclosed in the contract etc they been occurring since the day I moved in. I called and told her that i discovered the issue the next day after move in. The agent is telling me I cause the problem which is impossible. Now she doesn't want to let me know my options of getting a new home. There is about $3000 repairs to be done when the contract said it was "move in ready" with no damages or problems. She called me arguing saying she disappointed and I just need to fix the issue and clean up my house etc. The contractor who is her friend did the inspection without my family present. There is potential mold from the leak in the pipe in the structure of the home which runs to the laundry room which has flooded and I have a 6 month old. I need help to get my family out. I called another inspector and he found issues right off him just doing his inspection so I do understand how her inspector just conveniently pissed it. She is being rude etc and she's having her attorney called me sometime. I been in this house 60 days and from day one I have been trying to get out. Please I need advice and steps on what to do next.

Homes are sold as is. It's incumbent on YOU not anybody else to do the proper due diligence. Forget the home inspectors. These people are generally incompetent to diagnose anything non-obvious or technical. What you need is to have someone come in and test the mold. Not all water leaks cause mold. Not all mold is unhealthy. The specialists can tell you what you have to do to remediate it.

You have little claim against the agent. Now if the seller knew about the leak problem and you they failed to disclose, you MIGHT have a claim against the seller.

Yes, it seems like they knew I also have termites I found out today among other issues. The issues are very obvious another inspector came and seem the right off hand and I didn't even tell him any of my issues.

Again, what the home inspectors tell you is LARGELY immaterial. You'll get a different report from as many different inspectors as you call. They have no liability for anything.

Recovering anything requires PROOF that the seller knew about a material defect and failed to disclose it. You're not getting that proof from the home inspectors.

To get a VA loan in Virginia you had to get a termite inspection. Talk to your inspector about the termites.
