Incorrect square footage


What is the name of your state? ky

I am in the process of selling my home. I got an appraiser to come out. The square footage he gave me was 30 square feet LESS than on the original report when I purchased the home 2 years ago. He walked me through the measurments and the ORIGINAL appraisal was incorrect. This incorrect report had me purchase a smaller home than I thought I was buying. Now I am kind of screwed when I put it on the market! Is this a big deal or am I making to much of it? What can I do about this. I feel terribly ripped off!!!

You lost a closet. Definitely move on. It is not worth it. Most estimates of square footage are off. 30 feet is NO big deal. Now if you were missing 200 square feet of house that would be a problem.

I have had my square footage on my own home come up different EVERY time someone calculates it ( I have some open angles that make calculating problematic). So what?

Much of a home's value depends on the land it sits on anyway - and that does NOT change!

Square footage in a house is like acreage in land.

You send ten people to measure it and you get twenty answers!

And sq footage does NOT itself determine value. There is a vacant lot , about the same size as my lot, two doors down across the street from me - and it is worth more than double what my house and lot is worth - and there is ZERO square footage in the house!
