We are under contract to buy a property in AS Is condition with the seller certifiing well and septic.

they provided us with a passing certification for both. upon a walk in the high grass backyard we dicovered the main sewer line to be broken at the surface. the septic tank has not been pumped in 8 years and the drain field doesn't exist anymore. oh and the main sewer leak is 25ft from the 23ft deep well.

we have received estimates from contractors stating it can be anywhere from $4000 to 20k for the septic and 7500 for a new well.
the seller refuses to accept that the septic has to be replaced and doesn't want 20k to be escrowed.

can we force them? i'm also considering legal action for the septic inspector (pillar to post) , when they said they ran 150g through the lines, we had the only key to the house (it used to sit open and he didn't know when he "came" to recertify).

please advise (other than walking away).

raw land?

i forgot to mention this:
the house is a rambler that would need to be gutted to be livable again, including new roof, dry wall, bathroom, kitchen, floors etc. but we are buying it for land (9ac). since well and septic are not functional and need to be replaced, is it realistic to assume its raw land? that would change the sale price dramatically. please advise
