inspection report release


What is the name of your state? Georgia

I live in Georgia. I want to put an offer on a home that was built in 1973. It was under contract last week, it had an inspection, and according to the listing agent, the buyers just "walked away.", after the inspection. The listing agent said the inspection report was sent to her in an email, yet she never received it. It sounds very suspicious to me. She said they walked away, because they were just really not interested anyway.

Can I demand that I see this previous report before I make an offer???? Do they by law now have to disclose what the inspector saw? Thanks.

**A: yes, and the Seller can say no or "we can't give it to you because we don't have a copy"

**A: no because what if they were not at the inspection or had no knowledge of what the inspector saw or reported. The Seller must disclose what they know or should have known. Why all the fuss about this anyway? Just make your offer contingent upon a home inspection and your approval of the the results, and hire an inspector of your own selection. Make your offer subject to review and approval of a complete seller disclosure statment.
