Question

In Maine - we had an inspection doen on the house we've signed a purchase & sale agreement on. Long story short - seller had the roof replaced in 2000. He had water damage this winter, and has tried to get in touch with the roofing contractor & has gotten nowhere. Turns out the roof is not vented correctly, hence the ice dams & interior water damage. How do I go about changing my offer price to reflect the $$ I'm going to have to pay to get the roof fixed properly? There is also a question as to the grade of the septic tank - whether it's correct or not. The seller is real hot to sell this house - it's a divorce thing, he just got laid off, so he has no $$.

Obtain estimates from roofing and septic tank contractors. The deduct the cost to repair from the purchase price. If you are not using a Realtor or real estate attorney, please do.
