| | Inspector Missed Critical Flaws What is the name of your state (only U.S. law)? Michigan.
Closed on a house Thurs in Royal Oak. We had it inspected before purchase, inspector reported no major "deal breaker" issues. Started to move in Fri, found mold/mildew in basement as well as bad water damage due to leaking basement. HORRIBLE smell! (We thought it was dog smell when we viewed the house both times.) Inspector came back Friday night, *admitted* missing the leaking basement. Also informed me cost of repairs would be $30,000+! House was occupied at time of purchase, and evidence suggests sellers knew about basement, but actually bought house from sellers relocation company. No longer wish to own/occupy house because the health concerns are too great, and I do not have the money to make the repairs. What are my legal options? |

| | | First off, read your inspector's report carefully. There will probably be an "out clause" for him. If any problems existed behind walls, you are doubly out of luck. I'll bet that is specifically mentioned.
If the sellers knew, there might be local plumbers or contractors who worked on this in the past. Ask around. |

The pet smell is likely not to be. Your expected to use your own nose and due diligence on things like that. |
