Lawn Tractor left after closing? when is it mine?


What is the name of your state? New York

I closed on a home in early august 2005, the seller left a lawn tractor at the house, The seller stated at closing that he would pick it up shortly, no documents were drawn about the lawn tractor. The seller also asked I direct any questions through his realtor. I contacted the the realtor 4 times with no reply. I am wondering if or any steps I need to take official ownership of the lawn tractor.

It is not yours. Don't use it. If you do, you will be LIABLE for any claim that they might want to make on it (scratches, runs rough, damage, etc.).

Your post says you "contacted the the realtor 4 times with no reply." What does that mean?? Did you contact the Realtor in WRITING?? If not, do it. And send a copy to the OWNER. Send BOTH by certified RRR.
Tell them that they have 10 days to contact you about recovering THEIR property. Include that if they don't contact you within that time, then it will incure $____ (20?) per day in storage fees for the next 30 days. After that time it will be sold at auction with any proceeds being applied to the costs and fees, with the balance, if any, to be sent to the owner.
You cannot take ownership. You can bid on it yourself, but you better damn sure document your auction.... and make sure it is an 'arms length' transaction.

There are at least 17 lawsuits (!!) pending in various courts, including the US Supreme Court, asking if Obama is a natural born citizen (as req'd by Art II, Sec 1 of the US Constitution).

Why has he spent over $1.35M in legal fees to block disclosure... rather than spend $12 for a VALID birth cert to settle the matter? The 'certificate' he has presented doesn't qualify to get a drivers license, wouldn't allow a child to qualify for Little League, or for a real citizen to get a US passport!

But, if the rightful owner was so worried about their precious tractor, they would have already taken the necessary actions to protect/claim their property.
You are correct, but in all practicality, what's the big deal?

You're arguing logic and theory on a LEGAL forum. Though your signature 'disclaimer' pretty much says it all... the 'big deal' is that you are a legal idiot and should not be posting your error-filled crap on this LEGAL advice forum.
