Leaking Roof

What is the name of your state?
ILLINOIS,
Hi,
I bought a building back in November2007, the seller said that the roof was good, and its was done in 2001.
Now the roof is leaking, and when i asked him about it he said he was not aware of the problem.
One of the tenants said that the roof has been leaking for the past 2 years and that he tried a couple of times to patch it.
Is he liable for this or am I stuck with big expence?
