Legality of offering a "Finders Fee"


What is the name of your state? Md

I am selling a property in Maryland. My wife is a Realtor, but she is not an owner of the property. I would like to mail fliers to others in this community offering a "finders Fee" of $1,000 for those choosing their neighbor. Is there any legal issues that I need to be aware of if I do this?

Honestly, I think it would be a much better idea to just price your house what it is worth rather than offering a finders fee to your neighbors. Legalities aside, there really is no point to do that. Maybe your neighborhood is different but chances are when a sign goes up in front of your house the neighbors who are proud of their neighborhood will tell all their friends about it anyway, $1,000 or no $1,000.

What does your wife think about your idea?

**A: who is the listor? Is your wife? Or is this a FSBO? A much better way of doing things is listing the property and having the broker offer a bonus of $1000 to the cooperating broker. Brokers and agents have more prospective Buyer contacts than the limited neighbors on the street.
