Lockbox Trouble


What is the name of your state? Florida

Like other's on this site, I have signed up with a truly rotten seller agent. We agreed to a lockbox on the house. 3 times now, we have come home to find the front door unlocked, no doubtedly as a result of an idiot agent showing the house.
We have been unable to track down the offending parties.
Do I have any recourse here? My agent sucks so she won't be of any help.

First of all, it sounds like you need to fire your agent.

Second, the lock box records the codes of the key pass of agents who show your house so it shouldn't be too hard to get your agent to check the box to see who showed it on the days in question.

Third, is your lock box on the door in a way that makes it difficult to lock up? If not, put a BIG sign on your front door instructing agents to make sure the door is locked.

***How is it your agent's fault that other agents are leaving the door open? If you don't want the lockbox up, then ask your agent to remove it and make showings by appointment only, agent accompany or key in listing office. You can also put a nice poster on the inside of the door to say something like "Please remember to lock the door when you leave". The lockbox will store the offending agent's name and phone number, but what good will that do? Whats done is done.***

Never said it was my agents fault, but my agent has absolutely no desire to help rectify the situation, ie making it appointment only. I have already tried that route. Also, this is an older style lockbox where there is only one code for everyone.

I've put a call in to him, but haven't had any luck. The situation is really bad with my agent. I made the mistake of not reading the contract carefully. I signed up for the long haul with an agent that doesn't care.

The lockbox is the kind where you just push in the pins and pull down. Nothing more than a big hunk of metal.

**A: then the lock box combination should be changed every week or day so that the agent knows who is going to the home since any agent showing the home must call your agent first to get the new lock box combo and the showing would be by appointment only. In the alternative, no lb.
