Manufactured home issues


What is the name of your state (only U.S. law)? NC

My wife and I ordered a manufactured home back in March. We were told it would be done before this weekend when first purchased. The house from the manufacturer showed up much earlier than they had anticipated, early last month. The agent handling our home stated multiple times even last week that we would close and move in this last week.

The company we ordered through has been dragging their feet, and now they are saying it won't be done until the middle of June. There are homes that were placed 2 weeks after ours that are now finished and ready to move in placed by a different company two lots down from ours. The seller has not been keeping us up to date on what is going on with the house. Every bit of information we found out so far as been when we called them about it. We went down to look inside the house, and there are a number of issues from warped counter tops to cracked wallpaper, etc.

I signed some purchase agreement upon ordering the home, but there has been no closing done. The agreement does not have a date for delivery or closing. There is a Proposed Delivery Date box, but the agent only filled in ASAP rather than an actual date. Verbally, we were told multiple times this past weekend. They haven't even had the Veteran Affairs inspection done yet.

I put no money down and traded nothing in. I am in the military and have training ops where I am going to be gone when this new delivery date is. Only my name appears on the prequal. loan paperwork and this agreement. Besides this, I certainly do not want my wife trying to move someplace an hour away with our 9 month old daughter by herself while I am in the field training.

Do I have any obligation whatsoever if my wife and I are completely dissatisfied with the progress and attitude of the company we ordered through, and/or number of manufacturer defects that are present in the home and no longer wish to purchase it?

It all depends on what was written in the purchase agreement.

I agree and this is not a real estate issue.
