MLS listing and appraisalWhat is the name of your state? Arkansas I purchased a home, the seller(builder) had listed the house for sale on MLS with 1461 sq. ft heated but I found out the appraiser only appraised for 1350 sq. ft in the county records. Since this was the first time buying a house, I didnt know much back then. I am planning to sell the house after 2 years. But can I hold the builder responsible for mis-representing or giving mis-leading information. . |

| The county may be wrong as well. Call a General Contractor and you can a uncertified correct square footage. If you want to get a certified square footage call a RE appraiser. You can probably give them a hundred bucks and they will type a letter for you. Then take that letter to the county and file a tax appeal on your real estate. Most county appraisers are not certified appraisers. And I own a company that disputes about 400-500 real estate property taxes a year**************.and it's is not that uncommon to see typo's and incorrect entries on the county's data sheet. About 95% of the appeals that I submit**************I get some type of reduction. And depending on your state law....if the county is incorrect you may be able to receive a credit for the mistake for the past two or three years.... |
