| When I failed to settle on a home. I was informed that not only can the seller sue for damages but that we are liable to the realtor for the closing costs. I wanted to know how is it possible to be liable to the realtor for the closing costs when they were acting in a dual agent capacity and still stand to make money from the sale of the property. |

| Did you ask the Realtor? You see, because you defaulted, they did not get their rightful and earned real estate commission. Therefore you are liable for this commission. |
