My Lawyer can't answer in two weeks Who Knows

My Neighbor wants to buy my distressed property a home or what is left of it on the top floor, and restaurant on the ground floor, but She doesn't have enough money SO she brought a friend who she represented as a investor who is interested in the property to buy and operate, but wanted and did make a OPTION to Buy And Sell Agreement here is the complete info

a young lawyer and his assocate the president of a
corporation represented to me they have many contacts and
were interested in purchasing my property and operating it
for $600,000 I specified it was as is it had hurricane and
mold and structural defects which rendered part of it
uninhabitale, they did a walk through and saw overhead
down and damaged rafters, and many other defects and
were told the property necessitated repairs I would not
make, they wrote a OPTION to Buy And Sell Agreement
and instead of the 10,000 dollar non refundable earnest
money gave me a check for 250 dollars, as they would have
to get financing or find an investor to make the deal,
and placed me as second mortagee although I told them I
would not accept that, but they said they would correct it
and it was only a agreement, and had to be used with a
contract at the final sale, but after reading the inner details
it represented the property would have no defects and no
violations or enviomentel defects. all misrepresentations, I
said I wanted to read it over and give me a day or so to
review it, but they said time was of the essence, and they
had to get it to somone quickly, I did sign it, and my wife,
and the president of the comapny did too, Their profile
before it was signed was like my saviors and people
earnestly trying to help my wife and myself, but they turned
like snakes, as soon as the document were signed, I was
told the document should have been notarized and
wittnessed which they were not, and if the earnest money
was not sufficent is it a valid document, as I have gotten no
benifit from signing it. and now they won’t answer my
messages ,

Clarification I think


is there a legal obligation on Maker of -a OPTION to Buy And Sell Agreement
to prepare honest facual documents or have the contract notorized or wittnesed

When you and your wife signed the agreement, that meant you agreed with everything in the agreement.

If you now have changed your mind, then you will have to say that you were lying the first time and that you did not agree with everything in the agreement but you signed it anyway.

Your choice....

contract maker inspected and lied to us


the preparer of the contract was told the property was being sold as is with all defects when he walk through and represented 10,000 dollars earnest money but gave us 250 for a 45 day option which we did not cash

attorney codicil


our lawyer 2 weeks ago said he would ask for a codicil, but has not returned calls to him and no other contact

no time to review


We wanted it to be reviewed by our lawyer but the supposed benifactor said it was only an agreement and he had to get it to people waiting for it. wasn't it to be notorized and wittnessed to be a contract
