Need Advice on Deal That went bad


What is the name of your state? Virginia
Hello. Im looking for some advice on what I should do. I will try to make this short. On the day of my closing it was disclosed to me that the home had termites. I backed out of the deal mutually with the seller. I know I have to pay the Appraisal fee but now I have gotten this outrageous fee from the Title Company. Do I have to pay this? I have heard some say that since they didnt get a termite letter that it at least shouldnt be full price? Please let me know what I should do? Thanks...

Title Search= 150.00
Title Binders (2)= 80.00

Total: 230.00

Thats It, thats what the invoice looks like that I received today via Certified Mail. thanks

I have not a clue? See I feel I shouldnt have to pay for a service I did not receive. I am more than willing to pay for the appriasal because I did in fact order it but this title company thing??? Thats why Im looking for help to see what if any my options are.
