negotiating to finalize an offer...help???


What is the name of your state? New Jersey

I am selling my house. We had two offers on Sunday and have countered both. One was accepted but they are trying to get us out very fast. We have a big cross country move to pack for and plan for and I would like to immediately move on to the next steps but i know i have to wait for a mortgage commitment for the buyer and the inspections to all go through. What is frustrating is that they want to continue to show my home and I feel my entire 3 weeks left (based on when they want us out) is going to be too hectic!!!

we are moving far from here and i'd like to do a few more 'fun' things in the area before we leave without worrying about the house and feeling like i'm still in limbo!!!

CAN I request a fast mortgage commitment? can i ask for a deadline for that??? I feel like once we have that we can stop showing the house FOR SURE and be done at least with that part of things. I want to also feel we are closer to moving and so i'd be able to make more solid moving plans with the movers and finding a rental where we are moving.

I was thinking i'd love to say we'd be out in three weeks if they got us a mortgage commitment fast enough...if not then we would get extra time....does that make any sense??? I just don't want to agree to everything and then feel SOOO rushed out of our home and the state that has been home for a long time now.

My realtor doesnt always give me solid answers or advice and its frustrating!!! i have not approached him about this yet but I will be tomorrow to see what he says....but i'm thinking it may be another wishy washy response

FYI they offered two week closing, we countered 4 and now they are asking for three. i'm more comfortable with three, and three or four are both at the beginning of the new month (sept) so i dont see why it matters *that* much. I know they are anxious to get settled and all, but i'm anxious to feel like things are solid too and i hate to spend most of my last three weeks here, NOT knowing anything about if we really have a rock solid deal or not. HELP!!

And yup...first home period, so first home sell so i've been freaking house since it went on the market. we priced low with little wiggle room and had good traffic and now we have, after three weeks on the market, two offers on the same day.

i hope that is enough bkround info!!!!
