What is the name of your state? California

I am considering buying a new property for the purpose of renting it out and most likely selling it after a year. The sales contract from the builder has an addendum which dictates that the owner must use the property as their principal residence for 1 year meaning that I cannot rent it out nor sell it within a year.

Is this enforceable? Are there ways around it such as transferring the property to a trust and letting the trustee (myself) rent it out from there?
