New owner/tenant problem

What is the name of your state? new york
we are two days away from purchasing a townhouse. the tenant has received an eviction notice, and must be out by the end of tomorrow. she has stalled a few times before, so we will not be surprised if she does again.
my question is this: should we go ahead and close, do we have to start over with the eviction process? she was on a month to month lease and her term is technically up. is there anything more forceful and less time consuming that we can do to get her out?
