no follow through


What is the name of your state? oregon
just purchased a house and have major issues that should have been taken care of prior to closing and didn't.did a home inspection the homeowners agreed to do repairs. 5 days before closing we did a walkthru and about 1/2 repairs done. at closing told by our realtor everything completed except for a shower to be done 2 days after closing, did an addendum.upon move in the same items weren't done and shower a mess.now what?

our realtor says don't worry everything will be done, the homeowners are liable. the homeowners realtor has called me numerous times saying the same. my fears are nothing is getting done, the homeowners refuse to do the repairs and or leave town. no one has an answer for that. also isn't their agent responsible somewhere in this for not checking on the repairs and making sure all was completed? how about our agent? it's frustrating because everyone got their money and we are stuck trying to coordinate contractors to bid out the repairs.

What was the Addendum about? Was it a hold back agreement of funds in escrow to pay for the repairs? There should have been something like that so you would not have to pay for them.

What do you mean, "the homeowners refuse to do repairs and or leave town?"

Actually both agents are responsible to make sure the repairs are done. Did you have a Hold Back Agreement with a date on when the repairs were to be finished?

Writer, also why was it that the items were not verified as completed prior to closing by your final walk-through inspection?

the addendum addressed the shower to be completed by the homeowner by the date they moved out. no, there was no money put into a fund. i had requested it at one point and was told it wouldn't be needed because they would have eveything completed except the shower, which we had already addressed in the addendum. in regards to a second walk through, we were told it wasn't needed and given a checklist at closing stating what the homeowners had done and were still completing. we did the only walkthrough on a friday, we requested the for the monday before and were told that friday was the only day. we signed papers on the following tuesday and closed the next day, the homeowners had until that friday to get out, 2 extra days after closing.

Then call your Realtor every day and make sure that he/she stays on top of things.

who pays the bill if the homeowners refuse? the shower is probably the biggest issue because it has be chopped up and needs to be completely replaced. the homeowners feel the job was ok, however, they are willing to contribute 500.00 to the repairs. the original paperwork says they are to replace the shower with like kind. the bids we have gotten from plumbers are for over 1500.00.

**A: per the contract, the Seller pays.
