No signature on counter offer


Hello there and I am sednign this letter out to anyone that can possibly help me with my problem. I live in Orange County California. I have been working with a real estate agen now for about a month and found the perfect house for myself down by the beach. I put in an offer for $435,000 and the Seller returned with a counter of $452,000. I countered again at $440,000 and the said no. I said I would not go any higher than that. This was on the past Saturday evening. ON Sunday morning I received a call from my agent stating they had asked me to meet them half way at $445,000-$447,000 I agrred to the $445,000 I went to mt agents place immediatly I signed the offer at $445,000 she says she faxed it over I was in the clear I was going to be a first time home owner I was so excited.I got a call tonight stating that they had gotten another offer before they had signed the deal they took and now I am out. I am wondering if I have any legal rights in this issue. I am completely destroyed I really wanted this house and they are the ones that came back to me wanting me to mee them in the middle. I am wondering if I have and legal rights against my agent or there due to the fact that there agent is not agreeing to the verbal agreement he made to sell the house for $445,000 as well as if I have any legal grounds to stand on against my agent for neglecting to get the proper signatures. I would greatly appreciate any help or direction that can be offered.

You have no cause of action against anyone. You made an offer and plain and simple, it was not accepted.
