now buying "as is"??!!


What is the name of your state? il
we recently had a contract accepted on the purchase of a home, and now, 5 days later we find the seller wants us to waive our inspection and purchase the home "as is". ( their atty. had 3-5 days to make revisions in the contract) we think there are some major problems with the septic and plumbing (which she verbally agreed to repair and had some repairs done recently) we intended to use our inspection as leverage to perhaps lower the purchase price or have her make some repairs. we wouldn't have offered the amt. we did buying the house "as is". also, the seller did not disclose the plumbing problems, (only verbally recognized the problems). we know there is another contract for more money and no inspections waiting. do we have any legal recourse if they change the contract (as is and we find major problems after closing?) we had an inspector lined up for wednesday, but it seems pointless if we now have to purchase the house in it's present condition, however we really want the house. i'm thinking she wants us to take a hike to get the better offer lined up. decision has to be made monday wether to accept the changed contract or not. please help!

sorry for not being more clear. what i meant to ask was, if plumbing problems aren't disclosed and you buy as is , do you have any chance of taking the seller to court if there are major problems found in the plumbing after closing?

**A: yes you do. But before proceeding further, you should consult with a Il real estatte attorney.
