outbided by a lower offer


What is the name of your state?connecticut. I have being tring to purchace a property from fannie mae since sept.first i offer 35 thousand cash.the listing agent called my agent told him to offer more because the offer was too low. Then i offered more and was out bided for the full price that was 46,900 at that time.this person could not buy the house because of financial reasons.the listing agent called again for me to summit an offer again so i summited an offer again. she calls and tells us that the house was taken off the market. in january 2003 the house is back in the market fo $43,500. I summited an offer for $43,600 on january 23 2003 with a pre aproval letter,and a copy of the deposit check of $1000, with a contingency date on feb 23 2003. The listing agent had but told my agent that there should be no problem since the offer was over the price. That it was a matter of time to receave the formal contract from the bank. 13 days latter she called my agent to tell him that they turned my offer of $43600 down for a full price $43500 cash close in 2 weeks. This is 13 days after i summited my over price offer.]
1:How much time for the seller to respond the offer?
2:Can they turn down my offer for a lower offer even if is cash?
3:Can I sew the listing agent for not summiting any of my offers?

**A: whatever time period that you put down on your offer for acceptance.

**A: yes.

**A: yes and if the agent did not present any of your offers, use a big needle.

i tried to get documentation on the deniels on the offers i summited for this property. the listing agent is giving me the run around. she tells my agent that she requested the deniels but that since we wanted all offers that she was waiting to get them all together to forward them to us . I think she is tryng to buy time so that i dont stop the sale.
1;Should we wait ?
2;should we prosid to request information direct to fanniemae?
3;should we make a complain to the board of realtors?
4;can she hold information on the offer that outbid my offer?
(meaning,can we request the amount of the bid that out bid my offer.)
5;can we stop the sale if there is eregularities on the proses of this sale?
My realtor tells me that they are supoced to present their offers withing 42 hr and should be answer back the same.
6;Is there a law on realestate of time to answer this offers?
7;If she didnt presented this offers withing the 42 hr. was she braking any law?
8;what is worth a case like this if there were this eregularities with the listing agent?

**A: questions 1-8. If your real estate agent will not answer your questions, you need to hire your own attorney.
