Pest Control ReportWhat is the name of your state? CA When I bought this house, it was primarily for investment purposes and my realtor was well aware of it. I asked her specifically to guide me and make me aware of any issues that I should be aware of. I conducted all the necessary inspections (electrical, roofing, home inspection, and plumbing). All of the inspections gave me actual costs for repairs. Prior to closing, by realtor gave me the Pest Control Report and told me that it was minor ($8,800.00). So, based on her statement, I opted not to conduct any further inspections. The inspection, by the way, was 6 months old. So, when I finished all of the necessary repairs, I was told by my new realtor that the previous pest control report was a visual inspection rather than a test hole inspection. She made me aware that my buying realtor should have advised me of conducting another pest control report prior to purchase. To make it easier, so I thought, I used the same Pest control company. When they finished the report, the informed me that it would cost $37,000.00. I used all of my budget to do all the repairs and remodel. I need help to what I need to do in order for me to break even. Can you advise me? |

| Are you talking termite damage here? Does the inspector you used last, who gave you the 37K estimate have a potential monetary gain if you choose to allow them to do some work for you? Get other estimates. Your agent merely looked at the first report and made the comment based on the figures shown there, you must have agreed it sounded minor or you would have pursued it. So now we are in court, prove the agent did not say "but you should get another inspection prior to close". 8800 of pest damage would have been a big old red sign in my world of investing. You have a few avenues, report the agent to his/her broker, report this to the Board of Realtors in your area, take em to court. I am curious though why did you chose another agent when it came to the sell? |

Response to Pest Control ReportThe damage is both termite damage and dry rought. The reason I did not use the same agent is because she was manipulative and after the transaction I felt that I could not trust her. Later, I realized (after the pest control report) did my intuition was correct. I, however, did not have any early speculation what was the issue. The pest report that the initial inspection occured, was the most reasonable I was received as a bid. It appears other inspectors suspect that once the wall is open, it might open pandoras box which might exceed their bid. I informed and met with my previous realtors broker, she attended, and only recalled that the primary damage of the house was in the rear of the house. There was no such discussion. The primary issue was actually in the front of the house according to the report. So, when I met with the broker, she lied. The broker offered $500 and that was the end of the meeting. I had not, however, contact the Real Estate Board. Compared to other issues regarding the house, the owner did give me credit for those damages that was the result of the other inspections. Therefore, I thought compared to the other issues, I concurred with the realtor that pest report was minor in accordance to her professional opinion. Additionally, since the report was only 4 months old, I thought that there ought not be any further damage to the structure according to the report. |
