Post Closure Issues


What is the name of your state? Texas, Dallas to be precise

Hi, I closed on my first house nearly two months ago and am still suffering from conditions not met in the contract. The seller agreed to pay 1290 dollars in termite zapping and he tried to pull a fast one on me and do it on the cheap for 181 bucks. What can i do to get him to furnish the remaining pest control.

Also, post closure i received a letter from my insurance company saying i needed a new roof. My broker discussed with the seller and he agreed to put a new roof on the house, no word yet. I received a letter on friday from the Texas fair plan saying my insurance was about to be canceled due to my lack of action.

My question is, should i call a lawyer to push the seller into action?

Thanks, i feel like screaming at the moment.

*** Was this agreement in writing?? Did you get the funds in escrow at closing??

*** Your 'broker discussed with the seller'!!! What does that mean?? Pretty much same questions.... do you have this in writing??? Do you have funds escrowed to cover this expense??

Where the hell was your broker during all this???

*** Get an attorney... not only against the seller, but possibly against your agent/broker!!!

There are at least 17 lawsuits (!!) pending in various courts, including the US Supreme Court, asking if Obama is a natural born citizen (as req'd by Art II, Sec 1 of the US Constitution).

Why has he spent over $1.35M in legal fees to block disclosure... rather than spend $12 for a VALID birth cert to settle the matter? The 'certificate' he has presented doesn't qualify to get a drivers license, wouldn't allow a child to qualify for Little League, or for a real citizen to get a US passport!

***Why did you close without a clear pest report and/or holdback agreement in escrow? Where is your Realtor?***

The terminator fees are documented in the contract. AS for the roof, this is verbal but when my broker discussed this with the seller, basically told him we would sue if he didn't replace it, he buckled and said he'd have a new one installed. My realtor is on vacation and the broker won't return my calls.

Also, this is the first time i have purchased a house and wanted to get a fixer upper. I'm English, been over here for 2 years, thus the lack of experience and my realtor, useless i now know. Are there are experienced real estate lawyers in dallas on this board?
