Previous Damage


My Son and his wife bought a home in Delaware in Jan. 07. They bought it through a real estate agent. He was selling the house for a contractor that had renovated the house for his daughter and the that deal fell through. During the repair work there was extensive termite damage repaired. All but 4 floor joists and the main beam the entire length of the house were replaced. Now My son and his wife are trying to sell the house and the home inspection revealed that 4 more floor joists need replaced and also two of the sill plates. This is going to be expensive. My question is: is the previous owner, who was a contractor, responsible for not disclosing the damage to the additional supports to the house. I feel that he had to know about the damage to the sill plates because it would be hard to miss as you are replacing 15 or 20 joists. The termites had to go through the sill to get to the joists and main beam. I'm thinking he just replaced the parts that were easy. The sills would have been alot more work. Anyone got any ideas.

My son and his wife didn't get an inspection. First house purchase. I know they should have.

Was there a disclosure signed by the seller?

Yes, there was a sellers disclosure signed. It did state that there was previous termite damage.
