properity sale problem


What is the name of your state? california

while trying to sell my moms property in northern california I found out that say had given my brother a vested interest in the property. he had moved to florida he has a po box but he will not pick up the certified letter I sent and he will not answer or return calls made to the only phone number I have for him. how can i get his vested interest in the property set aside or canceled or is there something else I can do so the escrow can close?

**A: why are you trying to sell your Mom's property? Are you a real estate agent?

no i am not a real estate agent i am acting for my mom as her agent to help her sell her property with the help of a local real estate agent. do you have any useful information?

yes in a way my mom gave him a vested interest in a small portion of the land and filled the agreement at the county recorders this was back in 1994. but he has moved to florida and he and my mom do not get along and it appears he dose not want to be bothered or in any way make contact to resolve this issue

**A: ok, how does the deed and/or title report read with respect to your brother's vested interest? You keep talking about vested interest but what exactly is his interest ie. beneficiary of a trust, life estate, contract for deed, joint tenant, tenant in common etc.?
