Pruchase and Sales back out What is the name of your state?WashingtonI was in the process of selling my home. The seller was asking for a great deal, I offered to credit for what she wanted done she said no she wanted me to do the work. we agreed and went on. one of the most expensive cost was the floor joist being reinforced. Our Purchase and Sales Agreement states As Necessary. I hired a contractor to do the work, cost $7929.00 he did all the joist even though they were not all in need to be reinforced. we also did alot of other work. all to be completed prior to close. it was not stated a certian amount of days or weeks before close. at time of 2nd inspection. buyers agent knew that a few things were not done but would be complete before close, this was ok with him. she is now backing out, Buyer agent told me personnaly that the inspector, Mortgage Broker, and appraiser are all friends of hers. She wants her Earnest Money back, the inspector came in with a very negative fram of mind. they wispered alot and also spent 20mins outside during the inspection laughing a joking with eachother, which reinforced the buying agents remarks about them being friends, aswell as the fact that he looks out for her when she buys homes. due to all the expense I have intailed as well as the fact it seems as she used her friends to get out of the purchase, and most of their complaints we turned around and gave them another $6000.00 offer, that they rejected, They are being unreasonable. Can I keep the earnest money to cover the unnecessary expense I have now incurred? Help Please |

You will have to take your contract to a local attorney who can hopefully read all of it and give you proper advice as to what rights you might have to retain the buyers earnest money.
__________________ There are at least 17 lawsuits (!!) filed in various courts, including the US Supreme Court, asking if Obama is a natural born citizen (as req'd by Art II, Sec 1 of the US Constitution). Why has he spent over $1.7M in legal fees to block disclosure... rather than spend $12 for a VALID birth cert to settle the matter? The 'certificate' he has presented doesn't qualify to get a drivers license, wouldn't allow a child to qualify for Little League, or for a real citizen to get a US passport! |
