Question

purchase agreement expired but lis pendens remains


My state is Florida. First of all i had known the buyer for years and i thought i could trust her. Next i have parkinsons and my husband is an illiterate. We signed the purchase agreement because she was in a hurry and didn't read it. She did write a contingency, stating on approvaL of certified contractor. The only person that showed was her husband no credentials. The escrow i have asked for a receipt and never received one. Fourteen days after the signing a letter of demands came. Swimming pool redone and screen,leak in roof,hole in walls and permits for electric box and room. The permits are correct, althou one was actually a repair job from the hurricane.Now we the sellers want to back out and sent her a 2 certified letters of which they didn't accept. They answered with a lis pendens, but no complaint. Now the purchase agreement has expired and the nortice of Lis Pendens sets there. Could i call the courthouse and suggest it to be removed. We also have a judgement setting on the title. So since its not a clear title can i back out. Help me please. Bonnie
