Question

Quit claim/title question


What is the name of your state? MN

I would like to purchase a home, but my ex will not refinance a van that is titled and financed in both our names. The payment is pushing my debt/income ratio too high. The bank would accept 6 mos of cancelled checks proving that I am not making the payment, but my ex is uncooperative.

Could I have my father purchase and finance the home, then quit claim it to me? Can I title it in my name only if he has a mortgage on the property?

I can qualify for Neighborhood Housing Services low interest "fix-up" funds as long as the house is titled in my name--it is an income based program so I can't have my father and I both on the title. I can't get my own mortgage until my debt to income ratio is in line.

Any suggestions would be appreciated!
