is the property left in a house after the closing on the sale of the house now belong to the new owner?

but this lady cost me a additional $2800 at closing because she didn't have the money to pay off her house at close. She did not inform me she was not bringing the money and i got stuck with her past due sewer bill of $700. and i had to clean all the garbage up she lefet behind

Wait a minute. The lady did not make you pay the extra money, you paid it on your own. And why would you pay for her sewer bill when it is not your liability? You could have refused to close.
