Realestate Agent Gave Out Keys Now House Damaged?

My Mother had my sister evicted from her house. She had the house listed with a real estate agent. I know family squable and all big problems long story. The judge had rulled the house was now my moms possesion. My mom had all the locks changed. Took the keys to the real estate agent so she could show the house. She said she had someone very interested in it. My mom told her "not to give them (the keys)to any one esp my sister". The agent gave the keys to my sisters friend that my sister was staying with, and they procedded to strip the house. They removed the built in dishwasher. Toilet roll holders, shower heads, you name gifts my kids gave my mom, even my moms underwear.
Now my sister says she is not responsible she did not have possesion of the keys the real estate agent did. Her friend did. True... true but she was there!!!!!
I think she the agent should pay for giving the keys out!
My sister caused all thisand is just as responsible. But would not have been able to do tha last bit of damage had the agent NOT given her the keys. Now the house can not be shown it is trashed dirty and needs weeks of work! I am 1,000 miles away and can not do it.
My mom is elderly and has been taken advantage of. The agent is not with a national real estate company.

I think mom needs to sue her daughter, her daughter's friends, and the real estate agent for the dollar amount of damages that can be proven in court.

**A: Mom needs to call the police and her insurance company and file a report. Then sue the real estate company. Why is an agent giving someone (not an agent and a total stranger) keys to a listed property anyway?
This is an E & O and a licensing law claim against the real estate brokerage.
