Realestate Broker Dishonest


What is the name of your state? FL

Recently my parents and I put signed a contract for house.
Prior to signing the contract we asked the realestate agent several times , who is representing both the seller and us, what would happen if the house did not appraise for the agreed upon purchase price.

Our agent verbally told us that if the house did not appraise for the purchasing price, we would have the option of either walking away from the deal, or negociating with the seller.

Well after the house appraised for $15,000 under the purchasing price, our agent is now saying we have no recourse and he never said we did

The contract we signed also does not mention anything about a low appraisal.

We feel our broker has deceived us and is really only working for the seller and himself.

Is there anything we can do ?

mistake #1- not getting your own real estate agent.
mistake #2- trusting the Seller's real estate agent.
mistake #3- not having a real estate attorney review your contract. It's not too late.
