In Massachusetts

Signed a contract with a realtor who promised he could get what we thought was accurate value. As soon as contract signed he stated the price must be lowered to sell quick. He made the same request 3 times in less than 3 weeks. Now he's lowered the price over 200K. He told us no one was interested when we overheard potential buyers ask to negotiate at the highest price. When we asked him to contact them, realtor said he had and they were not interested. He lied. They were willing to pay the original price, but now have made an offer at drastically reduced price. I don't want to pay him but want this offer. Can I sell, not pay commission but reimburse realty agency for advertising costs? Looking for a real estate attorney... need help fast!
