My husband and I are looking to buy our first house. We recently found a house we liked on the web. We contacted the relators and looked at the house twice. After two days we tried to find the house on the web and it had been removed. We contacted a friend that was a relator and she called the the listing agent. The listing agent said they were no longer listing the property. The agent asked who she was calling for and she explained that she was representing my husband and I. The listing agent explained that she would try to get in touch with the seller and call us back. The listing agent never called us back. We decided to then talk to the seller on our own, so we went to their house. We found out that they were no longer listing with the relator and they appeared to be unhappy. However, they did state they received a letter from the relators and the relators stated our names and said if we came back to buy the property within 90 days, then they would be entitled to a 3% on the purchase. We were actually hoping that we would not have to involve two relators and pay a total of 6% commission. The house is priced a little out of our range and it would be nice if we did not have to pay any relator fees. What are our options? Should we wait until the 90 days are up and try to complete the purchase without involving any relators, to save money? Or do you think we should puchase now and use their previous listing agent. Can we rent from the owners with an option to buy after 90 days? Help?
P.S. I think the listing agent put the letter in the sellers mailbox with our names on it directly after our relator contacted them, is this fair on the part of the agent or is it just business?
**A: if you really want the home, use your Realtor and pay the commissions. Even if you wait it out or do a lease option, the Seller may still be obligated to pay the commission. |
