rent to own


What is the name of your state? kansas
I need to sell a house of small value $12,000 I want to sell on "rent to own" terms. what type of contract do I use? Do I need to put the deed in the buyers name, with a lein? I dont want to spend alot of money on this transaction. I dont want to be responsible for debts or damages after I sell.

If that number you posted was correct then it is not much money and just sell it outright for cash and be done with it . read through the postings in landlord tenant . because rent to own means your the LL and no matter what you put into the lease your future tenant could end up making you spend major amounts of money . so If you want to rent it fix it up to make sure it meets current rental housing codes in your area OR best bet is to just sell it ,
