Repairs to septic problems is whose responsibility?What is the name of your state (only U.S. law)? Missouri Put contract down on home. Appraisal, foundation inspection, pest inspection done and passed. Septic inspection not passed because of leakages and not meeting updated county regulations. For size of home it needs a 1250 gallon instead of the 900 gallon tank currently there. Also county has changed regulations to be concrete tanks and not the metal tank it presently has. The tank is also within 10 feet of the home. Home is on city limit boundary and option of joining into the city sewer is available. Who's responsible for paying for these changes to come up to regulation standards? Is the seller to fix issues at their expense so that the house meets the new standards? |

| Was your offer written in a way that if some thing didnt pass inspection the offer was withdrawn ? ( when I bought this place my offer clearly stated it must have potable water. the seller ended up having to put in a new well, they paid for it too) SO if your offer didnt give you a way to back out then now would be a good time to negotiate , BUT do learn what the city/county requires for abandoning old septic systems as well as if your able to continue to use the private well or if city water has to be hooked up to as well. This way you have information before negotiating. BTW seller might not be willing to negotiate if your offer didnt give you a OUT. |
