We are supposed to close on our house next Friday (5/14). Two days ago, we found out that the top of the house (32 feet in the air) had trim work that needed to be repainted or our loan would not go through (FHA loan). Seller will not do this painting, nor will she extend the closing date. We have spent 30-plus hours doing work ourselves on this property already.

My husband has been up on a ladder 25 to 30 feet in the air painting. If he falls and (God forbid) is injured/killed, is the seller responsible? Her permission was given (through realtor) to make repairs on the property. Also, if we can't finish and the deal is called off by the seller, can we recover in any way the work done on the property? Seller says if we can't close May 14, the sale is off.

**A: you would file a claim agaisnt the Seller's homeowners insurance.
