Question

georgia; want to buy a 5 acre property with home and barn. horses have been on the land for 20 years. found out that there are restrictive covenants on the land that do not allow "livestock" which i understand to include horses. i want to buy the land to use for horses - personal use, no breeding or selling. how can i purchase this land and home and keep horses on it legally without risk of a neighbor suing and saying that i am violating the covenants? most of the neighbors did not even know they were living in a neighborhood with covenants - this is in the country near a town of 12,000. help, really want this to work! owner says he didn't know about the covenants!

You need an attorney to review the actual covenants. There may be a provision that allows livestock for non-business purposes.

no, there is not something in the covenants that allow livestock at all. they are definitely not allowed. what can i do to prevent being sued by a neighbor later?

If you want to prevent problems, then do not buy the property.
