Sale pending


What is the name of your state? Nebraska

I have two questions:

1) I have signed a sales agreement on a house I have had up for sale for a closing on May 15th. My question is should I ask my realtor to continue showing the house in case the sale does not go through? It is prime selling time and I fear that if the sale doesn't happen I will have lost a month! Or am I just being paranoid sinces the last sales agreement didn't go through?



2) Now for the other question about the house I purchased! Once I moved in I was welcomed by some neighbors from the neighbor association. I had no idea there was one!! Nothing was mentioned prior to or at closing. There are no dues or anything but I must submit for approval ANY changes to the home, including painting it, colors, etc. I am planning to paint this summer as well as replace some windows. Am I really obligated to submit my plans before doing these things??

Thank you Home Guru for responding.

Of course, I would have prefered to hear that I can do whatever I want without checking in with strangers!! But I suppose I want to be a good neighbor and not cause problems....besides, it's not as if I plan on going with a graffitti motif with giant spinning wheels on the roof!

By the way...I am afraid I don't know what CC&R stands for.

CCR's = covenants,conditions and restrictions. You need to get a copy. Your seller should have told you during the sale.

***If you call the Title Company where you closed, you can ask them for a copy of the Covenants, Conditions and Restrictions and/or any bylaws. Your agent should have provided you with a copy of these things before you wrote your offer on your purchase***
