Seller backed out after I sold other house


What is the name of your state? Pennsylvania.
Man had un-advertised house for sale. Not listed in Real Estate listings. My daughter was looking for a new home. The man in early June told them if they didn't come up with the cash by July 4th he would sell to someone else. They did all the banking for loans, I even borrowed toward my home for some extra cash needed to help them out. When the banks needed an appraiser to inspect the property, he came up with excuses why he couldn't be available. He said wasn't happy with the sales agreement they had drawn and wanted to change things before would sign anything and needed to contact his lawyer first. They told him change anything needed and they would go from there. They sold their home and moved things into storeage. Then he avoided any calls or contact. I contacted him later and he said he changed his mind on selling. Now they needed a home and did buy another one but the money spent on this deal sums up to about a $2000 loss. No contract, sales agreement was ever written because first of all he stated from the beginning he wouldn't sign anything without going through his lawer first which we understand but is there anything we can do to get back the money spent for bank fees, cost of appraiser for my home loan and other expenses this has caused them and myself? What would the term be called? $2000 is just too much money to just say oh well to. The seller is also a distant cousin of mine and has never met my daughter before this. Do we have anything to stand on?

They never had a contract. They should have had a legally binding accepted offer before proceeding.
