seller backing out, lien on house


What is the name of your state? PA
i was buying a house with my wife, and 2 weeks before closing, the seller backed out, there was nothing in the contract containing a disclosure that the agreement was contigent upon the sellers finding another place. so i would think that legally i am entitled to the house, however since i am a nice guy i decided to let it go as long as i get my money back. well i still did not get the money i paid for appraisal and inspection. they had just recently decided to put the house back on the market and i would like to know if i should put a lien on their house. i have been forced to rent a place temporarily, and do not have time to take them to court. i also found another house to buy. i am in the military and am gone most of the time. but i would lke to know before its too late if i should put a lien on the house till i get my money back? thankyou

same question, but can I force the seller to close?

My closing is scheduled for June 27. We asked for allowance in lieu of repairs and seller refused. In writing, we removed all contigencies and stated our wish to buy house "as-is". All indications are that the seller is unwilling to perform (access for appraiser, signing "clean" contract). Can I sue to force performance? Is there a limit as to what I can sue for?

I don't think a lien will work.....

You will have to obtain a judgement from a court.
