seller illegaly didnt disclose

I am from CA. Our offer was accepted with As is clause on condo. At the time of writing the offer, seller only did the interior inspection. I had an exterior termite inspection done and found lot of work.

During the inspection, the seller mentioned "the problem existed before he bought the property". Although, I can backout of the offer, I want to find out if we can sue the seller for not disclosing the problems at the time offer was written up?

Is there a way to look up the contract that was written up when he bought the property?

I am really mad at the fact that he is now talking with other party to get a better offer.

You cannot sue. You can either close, negotiate with Seller or walk.
