Question

Seller not responding.What to do?

What is the name of your state? NJ

Hi,
I signed the contract and then we went in attorney review. I also did the inspection and the report pointed out some repaires. My attorney sent the whole report (with the things that need repairs highlighted) to the other attorney. We havent heard back from the seller or the attorney since then. Its been around 10 days. My attorney tried to contact the sellers attorney few times but she never got any response. My realtor tried and contacted the sellers realtor. The sellers says she has talked with her clients. But still even the realtors have no more info.

In between my down payment was due in escrow but i didnt pay it since i am not getting any response from the seller. (But they seem to have not contacted us for that either)

I want to close soon and dont know what to do. I like the property and do want to let it go if possible. My attorney says that we cant do much if they dont respond.

Do you i should assume that the seller doesnt want to sell anymore or should i be waiting for few more days? Is there anything else that i can do (like contacting the sellers attorney directly?)

Any response is appreciated. Thanks in advance.

Your attorney is correct. You made a counteroffer and the sellers did not accept it. Get your money back and go shopping for different land.

I agree. The acceptance date of the counter has passed. Therefore there is no contract.

**A: explain; did they accept the counter before it expired?
