We have met all obligations for the purchase, seller signed the purchase agreement. now the seller refuses to close because he will receive no money at closing because of tax liens. Can he be forced to close, short of a law suit? We are an elderly couple.

If Seller refuses to close, then you must sue for breach of contract and specifc perfomance.
