seller using agent with power of attorney

What is the name of your state? PA. Sellers are divorced, friend of wife has power of attorney to execute. What do I do with signature blocks on sale agreement, wife or friend? Do I need special verbage in covenants and stipulations section that a power of attorney is applicable? Anything else that needs to be in this Agreement of Sale regarding the power of attorney? Thank you.

**A: confusing post. Are both Sellers on title? Are you the ex-husband Seller? Does the friend of wife have POA for both Sellers or only the wife? Is the POA recorded or in recordable form approved by the title company? Does the POA authorize the friend of the wife to execute appropriate specifc documents to sell the property?Where is your attorney or real estate agent?
