selling with boundary problem

What is the name of your state? Connecticut

My parents quit claimed me their house in 1997 that they bought in 1977. There is 64 acres in the rear of the house that the owners gave my parent permission to use 60 - 100 ft. of by verbal agreement. Well that owner had since died years ago and the property had chanced hands but we still have used the land. The property has sheds sitting on it plus it is fenced in. I'm currently trying to sell this house. Do I have any legal rights to this property or do I have to pull my fence and sheds off so I don't have to disclose. Karlene
