my state is georgia. my house was being sold for sale by owner. we have someone trying to get financed to buy it. what kind of cotract do i need, and what is my next step. i have no idea where to begin. this is just a standard sell in ga.

Then you have no business selling your home via FSBO. Use a Realtor or real estate attorney.
