My mother(only child) inherited a house from her parents. Her father which was the last to pass sold it to her for $1.00 and quit deeded the house over to her. The deed now list her and the estate of her deceased mother as the owners. Now she is interested in selling. She wants to do a straight-forward cash sell. I just would like to know how we would go about transferring ownership of the house deed-wise in a cash sale.

Visit a local real estate attorney for help. Real estate issues, such as this, need the help of a professional. This is not a "do it yourself" project. You do not want deed issues in the future.

First, was your deceased grandmother's estate probated? How did they hold title together? Were Grandmom's creditors paid?

You have NO idea if mom has "good title" and is able to sell. There could still be mortgages, liens, judgments and prior interests unreleased "of record". Grandma's estate may need to be dealt with AND mom needs to FIRST be in a position in which she CAN transfer good title. Get an attorney before even beginning to think about conveying the property.
